Greg Rand
President & Founder

Greg is a licensed General Contractor in three states with over 30 years of experience.

Greg is a licensed General Contractor in three states with over 30 years of diverse leadership, planning, estimating, quality control, construction management, sales and business development experience in the construction industry.  

He has overseen major multi-family capital improvement projects throughout the Southeast for syndicators and property management firms and has completed hundreds of upscale residential new construction and remodeling projects in the greater Atlanta area.

Greg is recognized as a results-oriented problem solver committed to building long-term relationships based upon exceeding expectations and is appreciated for his excellent verbal and written communication skills, project management of multiple projects simultaneously, creativity and has a passion for quality and timeliness.  

Greg holds a Masters of Business Administration degree from the University of North Florida and is a Decorated Naval Aviator with over 200 carrier landings, later serving as a Management Pilot for Delta Air Lines for nearly 15 years.

Greg is the father of two and currently resides in Atlanta with his wife, Nancy of nearly 40 years and dog Rex.

Chris Zrowka
VP, Operations & Principal

Chris has over 28 years of experience with business and people management.

Chris has over 28 years of experience with business and people management, specializing in developing high-performing teams overseeing projects that generate over $33M in revenue and managing more than $16M in construction projects. He possesses advanced proficiency in financial software, construction, compliance, risk management, maintenance, and leadership. This includes a proven ability to craft diverse marketing strategies, conduct due diligence, manage acquisitions, project planning, and comprehensive problem-solving. With a solid track record of enhancing financial performance, reducing costs, and retaining team members, he has successfully transitioned multifamily properties into model communities.

Currently, he serves as Managing Partner at Elementz Reconstruction, LLC, with current capital improvement projects exceeding $12M+, implementing standardized procedures for housing inspections, best practices for maintenance protocols, unmatched work quality, attention to detail, exemplary client customer service, directly resulting in significant cost reductions and increased efficiency.  His background in multifamily brings a unique and proven perspective to the table.

Chris began his management career at the age of 17, working at high-end resorts in the Northeast and completed several Executive-level management training programs. He joined the Military in 2000, serving in the 101st Military Intelligence Battalion across multiple theaters of operation during the Global War on Terror. After his military service, Chris worked with the Florida Department of Law Enforcement before embarking on his multifamily management and construction career. He has held all positions in the multifamily sector, starting with maintenance, working all subsequent positions up through and advancing to Director of Operations/VP of Property Management. Chris relocated to South Carolina in 2021, securing a position with an Indianapolis-based management company that serviced a New York real estate lender and developer. He oversaw thousands of rental units in various states and supervised over 140+ team members while achieving notable success in renovations, asset transitions, asset repositioning, and team development.  

A decorated military veteran with expertise in areas such as leadership development, marketing strategies, asset compliance, management training, conflict resolution, multifamily and construction consulting demonstrates his commitment to effective leadership peer and community enhancement. Chris attended Johnson & Wales University, North Florida Community College, and the University of Maryland, concentrating on management and business. He holds several certificates in operational planning, disaster response, financial analytics, psychology, sociology, marketing, risk management, and leadership development, with coursework in both the government and civilian sectors.

Lauren Prather
VP, Business Development & Principal

Lauren has an impressive 20 years of experience in the management of multi-family housing communities.

Lauren has an impressive 20 years of experience in the management of multi-family housing communities. She joined ElementZ as the Director of Business Development in November 2024, bringing with her a wealth of knowledge and expertise. Prior to this role, she served as the Regional Vice President for The Related Group, where she honed her leadership skills and strategic vision. Her journey also includes a notable tenure as Senior Regional Manager with Community Housing Partners, where she successfully managed multiple housing projects.

Lauren's career began with Pegasus Residential, where she spent five formative years. Starting as a Leasing Consultant, she quickly rose through the ranks to become a Property Manager, demonstrating her ability to excel in diverse roles. She also worked with Aspen Square Management, focusing on acquisitions and dispositions, further expanding her comprehensive understanding of the housing market.

Throughout her career, Lauren has managed all types of apartment portfolios, with a particular emphasis on multifamily rehabilitation projects. Her extensive history in this area highlights her ability to revitalize and manage complex housing communities effectively.

Ms. Prather holds a Bachelor of Science Degree in Housing & Consumer Economics from the University of Georgia. Beyond her professional accomplishments, she enjoys a fulfilling personal life.

She is married and cherishes spending time with her husband and son on the open water, reflecting her love for adventure and family.

James Ware
Senior Project Manager

James Ware brings over eight years of experience in facilities management to ElementZ, where he joined in 2024.

James Ware brings over eight years of experience in facilities management to ElementZ, where he joined in 2024. His extensive background in this field has equipped him with the skills and knowledge necessary to excel in managing large-scale facilities and projects.

His role at Elementz involves overseeing the operational efficiency and maintenance of the company's facilities and projects, ensuring a safe and productive environment for all employees.Before his tenure at Elementz, James served as the Facilities Manager at PK. In this position, he was responsible for overseeing various capital projects across the United States. His leadership and organizational skills were instrumental in the successful completion of these projects, which ranged from building renovations to the implementation of new infrastructure.

Prior to his career in facilities management, James worked as an account manager for landscape management services.This role involved coordinating with clients to design and maintain aesthetically pleasing and functional outdoor spaces. His experience in this area provided him with a strong foundation in project management and customer relations, skills that have proven invaluable in his subsequent roles.

Currently residing in Florida, James enjoys spending quality time with his wife and their cherished grandbaby.

Jillian is a highly accomplished professional serving as the Executive Administrator for ElementZ since mid-2024.

Jillian Davis is a highly accomplished professional serving as the Executive Administrator for ElementZ since mid-2024. Prior to joining ElementZ, she was the Area Manager of the North Florida Region for a multi-state property management company. There, she demonstrated exceptional leadership and expertise, managing over 500+ multifamily units.

Jillian brings a longstanding background in construction management, financial organization, bookkeeping, and accounting, while bringing exceptional applications, adaptability and robust knowledge to the team. Throughout her career in the affordable housing and construction industries, she has maintained a consistent focus on community involvement and asset stabilization, while upholding the principles and values of company policies and procedures.

Her impactful presence in the region has established a well-organized committed structure, contributing significantly to the success and stability under her oversight. Jillian’s professional journey is a testament to her dedication, expertise, and leadership in the contracting construction field, including affordable housing.

With a proactive mindset, Jillian continues to further her understanding in contractor management through continued education by means of OSHA, LEED and Florida Housing training courses.
